I will work for you every step of the way! My combination of skill, experience, and technology ensures that I can sell your home for the highest possible price and in the shortest period of time...

What should I expect if I decide to sell my home with you?

I highly value my customers' experience, and my services are designed to address first and foremost your needs. I understand that selling a home may be a difficult and stressful experience, so my goal is to turn this experience into a pleasant one. I am a professional real-estate agent that has a solid understanding of the market conditions and we have a wide marketing network for your listing.

Market Positioning

Positioning your home correctly in the market is one of the most important aspects of marketing your property. Your home has many values, one to the tax assessor, one to an appraiser and another value to you. The real value however, is not necessarily any of the above, nor is it based on what you paid for the property, nor what you may need to net from the sale.

Your home's value will be set as a range as determined by the market. Whether your home sells in the top of that range, or towards the bottom depends on the competitiveness of its market positioning and the overall marketing plan employed.

My expertise in the North Okanagan real estate market in combination with the latest technologies allows me to analyze current conditions and formulate the right positioning to sell your home in accordance with your goals.

This chart demonstrates the relationship between list sales price and days-on-market. If a property is competitively positioned at, or just below its suggested market value, it will attract more buyers and sell faster. If a property is positioned above its suggested market value, buyer interest will decrease and the property will take longer to sell.

Home Condition

In real estate we can influence a property's condition to some degree by employing the principles of home staging.

Home staging is the process of preparing a property to sell from "curb to closet" for a faster and better sale. Statistics show that a staged home will sell more quickly and for more money.

Staging includes de-cluttering, de-personalizing, and rearranging furnishings to appeal to the broadest range of buyers. Staging helps showcase a home's features and space.

Real estate photos are worth more than a thousand words and making every pixel count is more important than ever. That is why every marketing package I offer includes professional photography.  I hire a variety of talented real estate photographers to capture all the best features and assets that your home has to offer.

I use the services of Gabriela Sladkova PhotographyOkanagan Real Estate Photography – two great photographers who also are able to provide virtual tours (and drone aerial video if needed).

Floor Plans

Why have floor plans?

  • Make your listing stand out – and be memorable for potential buyers
  • Help the visualization process – deliver a clear overview of the property
  • Get buyers to move in mentally – establish an emotional connection by allowing potential buyers to visualize themselves living in the property
  • Save time by finding serious buyers – floor plans can get more qualified buyers
  • Buyers love floor plans

Video + Virtual Tours

My photographers use Matterport or iGUIDE 360 photography to create 360° walk through tours of your home.  This is a great way to ensure that those buyers who come view your home already have a good idea that they will like your home.

I will also create video tours of your property which can be used across social media platforms.

Can you ever have too much market exposure.

Top 5 things to consider when selling a home

1. Market Your Property: Make sure your property is well-marketed, with listing on various online platforms and other sources.

2. Price Your Home Competitively: Research comparable homes in your area and set your price accordingly.

3. Prepare Your Home for Showings: Make sure your home is clean and presentable and make necessary repairs.

4. Work with a Professional Realtor: A realtor can help you market your home, negotiate a sale price, and manage paperwork.

5. Understand the Closing Process: Make sure you know what to expect during the closing process and be prepared for potential delays.

The HBRP provides buyers an opportunity to rescind their contract to purchase certain residential properties up to three business days after an offer is accepted with a financial penalty. This rescission period applies to residential real property transactions regardless of whether a real estate licensee is involved in the transaction and cannot be waived by the buyer or the seller.

There are two things sellers need to be aware of:

  1. The 3 day rescission period is 3 business days, and it does not begin until the next business day after there is an accepted offer and all signatures are in place.  So if you reach an agreement on Tuesday the three day rescission period would start 12:01am on Wednesday and end midnight on Friday.  Say you reach an agreement on Friday and the following Monday is a long weekend - then the rescission period wouldn't begin until 12:01am Tuesday and end midnight on Thursday.
  2. It is up to the seller to collect the 0.25% penalty from the buyer.  It is not up to your agent or brokerage to get the funds from the buyer or the buyers agent if the buyer rescinds.  However, if there is a deposit in place with your agent's brokerage - one large enough to cover the cost of the penalty - then that money can be paid directly to the seller from the brokerage.  That is why it is a good practice to make sure in any offer you accept that there is at least a portion of the deposit paid upon acceptance.  And that upfront portion needs to be a minimum of .25% of the purchase price to ensure you get paid if the buyer rescinds.

Moving in the winter

Nobody Wants To Move In The Winter...

I hear it all the time.  Nobody wants to move in the winter.  But Okanagan winters tend to be short (compared to the rest of Canada) and with the right timing and a little strategic planning you can sell and still not have to move in the winter.
