Let me take you through the home buying process.

Step 1. Get Pre Approved

Imagine shopping on Black Friday without your wallet.  By the time you got back all of the best deals would be gone.  That's what it's like shopping for a property without having proof of funds or a pre-approved mortgage.

And what would be more disappointing than finding a home you aren't in a position to buy, or you can't afford to buy.

My consultation isn't for me to brag about how awesome I am.  Instead, it's to focus on you and your goals, answer any questions and outline a game plan for your purchase.  Our time together will make the process less stressful and save tons of time.

This is also the time in which we go over the paperwork that needs to be addressed before we can proceed, including:

  • Disclosure of Representation in Trading Services
  • Buyer Agency/Exclusive Buyer Agency

The consultation can take place in-person or via zoom.

Step 3. Set up a home search

This is where we all get on the same page and figure out what type of home is were are going to look for.  We will figure out what your new home must have and what would just be nice if it had.  What neighbourhoods are at the top of your list and what ones are off-limits.  How many bedrooms and bathrooms do you need?  Is a garage a deal breaker or...?

You get the picture.

If you are moving from out of town and aren't all that familiar with the North Okanagan then this is where you get to drive around and get a feel for the different communities and neighbourhoods.  

Once this is done I will set you up with a property search in my Realtor© database, so all homes that meet your criteria automatically end up in your inbox. 

Step 4. Viewing

Now the fun part.  Looking at properties. 

Now that we are all on the same page as to what your new home looks like this part of the process should be fairly smooth - as long as we stay within your search parameters - your budget, your preferred locations, your must haves.

If at some point we are not having success then we can revisit your search parameters and make changes as needed.

Step 5. The Offer

Once we find a home you would like to purchase we write up an offer and submit it to the listing agent.  Within the offer we will put in terms and conditions to allow us to do our due diligence before being committed to buying the home. 

Subjects could include but are not limited to:

  • Financing
  • Home Inspection
  • Title/Property search
  • Reviewing and approving of Strata documents
  • Property Disclosure Statement
  • Septic Inspection
  • Water quality inspection

The time required to remove subjects will typically take about 2 weeks but can be longer or shorter depending on what subjects are included in the offer.

I will be with you throughout the subject removal process to make sure this runs as smoothly and stress free as possible.

Once we are happy with our due diligence we remove subjects and you have bought your self a home.
